Berry House-North Devon Coast
Berry is an elegant Georgian Party house situated remotely in open farmland close to the cliffs of the rugged and dramatic North Devon coast. This a designated ‘area of outstanding natural beauty’ and the house has superb views out to sea (in a Westerly direction – affording great sunsets) as well as inland across a wooded valley to the tall mediaeval tower of St Nectan’s church in the nearby hamlet of Stoke. This large house to rent is available for big parties, holidays and corporate events.

The History
Its origins date back to medieval times, but the house was enlarged and completely remodeled in the 1760s to provide the home for the land agent of the neighbouring Hartland Abbey Estate. Workmanship was to exceptionally high standards for the time, including fine paneling to many of the rooms. The house remained remarkably untouched until acquired by the present owner and still retains the historic character of the building, whilst discreetly incorporating the best modern services and to provide a great sense of contemporary style without the feeling of being ‘too new’!
Accommodation
Ground floor
Entrance hall with main staircase opening to formal panelled drawing room and dining room, with open fire and wood burning stove respectively. Cellars include an original wine cellar and laundry facilities. The rear hall leads to a large flag-stoned kitchen with sunny breakfast room beyond. French windows open from the breakfast room to the walled terrace for outside dining. There is a boot / utility room, cloakroom and at the rear 2 bedrooms, 2 bathrooms and a secondary staircase.
First Floor
There is a large games room with petit-football and pool table. Beyond is the reading room facing West out to sea with comfortable sofas on which to curl up with a good book or watch the large screen TV with video/DVD. There are 5 bedrooms and 4 bathrooms, three of which are ensuite.
Second Floor
There are 3 attic rooms and two bathrooms 1 of which is ensuite.
Bedrooms range in style from the grand paneled Georgian rooms to the simple almost rustic and the attic, which has the feel of a good modern barn conversion. All have been carefully designed and are equipped with sumptuous beds. Bathrooms are all newly fitted with top quality German fittings throughout.
In total there are 10 bedrooms (all 6ft doubles or 3ft twins), four of which have an additional single ‘daybed’. There are 8 bathrooms (5 bath / 3 shower), four of which are en-suite.
Outside
The views from the property are delightful and there are garden spaces to sit and enjoy the sunset, or even better enjoy from the large hot tub. Outside the kitchen there are chunky slate tables and benches for dining. Please note that the games barn (seen in the video at about 2 minutes in, is no longer part of the offering).
Location
Berry House is on the coast about 2 miles west of Hartland, off the A39 past Bideford and Barnstaple in North Devon. The nearest train station is Barnstaple.
Things to do whilst staying at Berry House
As well as the beautiful north Devon beaches, activities include surfing, coasteering, fishing and golf.
Take a scenic cycle along the Tarka Trail, an easy ride for all abilities, with a great tea/ice cream shop along the way.
Exciting family days out include The Big Sheep, Crealy and The Milky Way and for the more sedate there are also places of interest such as Hartland Abbey or the fascinating village of Clovelly.
The fascinating Island of Lundy makes a great day trip, famous for Puffins and Deer as well as many Historic Monuments.
